Facilities Area Coordinator

THE SCHOOL DISTRICT OF PHILADELPHIA

Oversees the engineering, maintenance and cleaning activities for a large number of employees in multiple physical facilities. Supervises staff engaged in cleaning and maintaining the physical plants and grounds.  Ensures that the physical plants are efficiently operated and maintained in a manner conducive to student learning. Develops manpower planning and coordinating activities of staff to facilitate the completion of various projects. Meets with principals each month to review the school’s master plan and the progress towards completion of the plan.


Essential Functions
  • Supervises the work of engineering, maintenance and cleaning personnel responsible for the operation and maintenance of plant facilities, boilers, heating and refrigeration units, as well as auxiliary equipment. 
  • Maintains and updates each school’s master plan in the assigned region; reviews outstanding code violations and work orders; reviews work in progress and work completed during the school year; reviews the school’s preventative maintenance schedule as well as outstanding, ongoing and completed maintenance projects.
  • Schedules and conducts meetings with engineering, maintenance and cleaning personnel; discusses their concerns and provides support; recommends appropriate training and assistance.
  • Evaluates work performance of engineering, maintenance and cleaning personnel; reviews and updates personnel roster for each school; makes recommendations for improved services to schools. 
  • Compiles and prepares reports on facilities processes; makes recommendations to improve the processes which support the mission of the department and the District.
Minimum Requirements

  • High school diploma or equivalent.

  • Six years of full-time, paid, technical experience in the operation and maintenance of a public or industrial building or complex of buildings, four years of which have been at the Building Engineer Group III level or higher 

          or
  • High school diploma or equivalent.

  • Six years of full-time, paid, technical experience in all aspects of the operation and maintenance of a public or industrial building or complex of buildings, four years of which must have included the supervision of employees engaged in the maintenance and operation of HVAC systems in buildings or complexes or                                           

  • High school diploma or equivalent.

  • Six years of full-time, paid, technical experience in a trade, two years of which must have included the supervision of journeyman level trades people engaged in maintaining a large public building or complex of buildings.


Knowledge, Skills and Abilities

  • Demonstrated knowledge of the principles, practices and techniques employed in the operation and maintenance of a large complex of public or industrial buildings.

  • Demonstrated knowledge of the laws and regulations applicable to the maintenance of public or industrial buildings.

  • Demonstrated knowledge of the occupational hazards and the safety standards applicable to the maintenance of public or industrial buildings.

  • Demonstrated knowledge of the practices and methods employed in implementing a program of building and equipment maintenance and repair.

  • Demonstrated knowledge of supervisory methods and techniques.

  • Demonstrated ability to use computer applications including Excel, Power Point and Microsoft Word.

  • Ability to ensure that staff provides the highest level of customer service.

  • Ability to coordinate multiple requests for projects and prioritize work orders.

  • Ability to explain technical details of the school and district wide master plans.

  • Ability to report to principals on the status of work orders.

  • Ability to supervise and coordinate the activities of staff.

  • Ability to receive, utilize and provide corrective action and constructive criticism.

  • Ability to maintain records and prepare reports.

  • Ability to communicate effectively, both verbally and in writing.

  • Ability to establish and maintain effective working relationships.

Certificates/Licenses

  • Valid license to operate a motor vehicle in the Commonwealth of Pennsylvania.

Selection Process

Interviews may be conducted to determine how well a candidate meets the established criteria.  Note that not all qualified candidates may be selected for an interview. The selected candidate must have no anecdotal record on file and have not been subject to any disciplinary action within the past eighteen (18) months, and have an excellent record of attendance and punctuality during the last three (3) years (defined as no more than eighteen (18) occasions of lateness or absence for personal illness in the last three years (3) years with the exception of one extended long-term absence).
